A single tenant investment, where the tenant has an investment grade credit rating.

A lease with “no landlord obligations.”

Seek a rental that is at or below market, with escalations at or above the inflation rate and which will endure beyond the expiration of the lease.

Cap rate not as important as location and product that will stand the test of time.
